Welcome to Unique ADU Builders, your reliable partner in ADU (Accessory Dwelling Unit) construction. Our owner, Issac, has a rich background in the construction field. Growing up alongside his father, who was employed at a well-respected construction firm for over 30+ years, Issac was immersed in the world of building, remodeling, and construction from a young age. After gaining valuable experience and skills working at the same construction company along side his father, Issac took the bold step of starting his own construction business. This decision allowed him to channel his passion for quality craftsmanship, integrity, and exceptional customer service into a venture that truly represents his values.
Issac’s journey has transformed him into a knowledgeable expert in all aspects of construction, and throughout the years, he has earned a strong reputation for his work on residential building projects, especially ADUs. At Unique, we pride ourselves on providing a personal, hands-on approach to every project. Whether you need an ADU for additional rental income or a unique space for your family, we bring years of experience and a steadfast commitment to quality to every ADU unit we create.

OUR ADU CONSTRUCTION PROCESS:
At Unique, we strive to make the process of building an ADU as smooth as possible, ensuring that every detail is managed with professionalism and efficiency. That’s why we take a full-service approach, overseeing every stage of the construction journey. From the first design consultation to handing over the keys to your completed unit, we’re by your side throughout the entire process. Here’s how we manage everything:
Blueprints

We begin by planning together your ADU with an architecture. Building an ADU requires blueprints approval from the state building departments, which can be a complicated process. Luckily, our team has extensive knowledge of Los Angeles’s blueprint process.
Foundation

Once we have the blueprints/permits, we start by establishing a strong foundation for your ADU. The foundation is crucial as it guarantees that your ADU structure is standing strong and will be stable and durable for years to come.
Framing

Framing serves as the backbone of your ADU, and our team is dedicated to providing precise, robust frames that support the entire structure. We utilize high-quality materials, laying a solid groundwork for the rest of the building process.
Roofing

We can also match your ADU's roof to the main home roof to provide a seamless look for your property. Whether you need a traditional shingles or a contemporary metal roof, we’ll make sure it’s installed correctly to prevent leaks and withstand the test of time.
Plumbing & Electrical

Next, we focus on the plumbing and electrical systems. This includes everything from water supply and drainage to lighting and power outlets. We make sure that all installations are done safely and efficiently, and that your ADU will have all the necessary plumbing & electrical, and done according to code.
INSULATION & DRYWALL

After the frame and roof are completed, we proceed with the installation of drywall and insulation. Good insulation & drywall is crucial for energy efficiency and proper sealing, so we use high-quality materials to ensure your ADU remains cozy in the winter and cool during the summer.
Kitchen & Bathroom

We focus on creating functional, space-efficient designs that meet the unique needs of smaller living areas. We understand the importance of making the space feel comfortable, and careful planning of the kitchen & bathroom will ensure that, from space-saving fixtures, beautiful tiling, and smart storage solutions.
Final Touches

Finally, flooring is installed, baseboards, final coat of paint, lightning and other fixtures are installed and all other finishing touches that will make your new ADU look spectacular. Final inspection and walk through is done to ensure that everything is up to code and to your satisfaction. And your ADU is ready!

TYPES OF ADU UNITS:
When it comes to accessory dwelling units (ADUs), there are several types, each offering unique benefits and considerations. This are the four main types of ADUs: attached ADUs, detached ADUs, two-story ADUs, and Garage Conversion. Here’s a brief overview of each type:

Attached ADU
An attached ADU is an additional living space that is physically connected to your primary home. Typically, these units are constructed as an extension of the main house, sharing a wall or foundation. Attached ADUs are a great option for homeowners looking to maximize their property’s existing space, as they often require less land than detached units. They also provide the convenience of being closer to the main home, making access to utilities such as electrical and plumbing easier.
These units are versatile and can serve various purposes, such as a private rental unit, an in-law suite, or a home office. Generally, they are more affordable than detached units due to their shared infrastructure and smaller space requirements.

Detached ADU
A detached ADU is a separate, standalone structure built on your property. These units are not connected to the main house and typically have their own entrance, utilities, and systems. Detached ADUs offer greater privacy for both the homeowner and the tenants or family members living in the unit.
These units are perfect for larger properties or for those who prefer a clear separation between their main house and the new living space. They can be tailored to meet your needs, whether you want a rental property for passive income or a guest house, studio, or office space. A detached ADU also provides more design flexibility, as you can place it in any area of your property that complies with zoning regulations.

Two-Story ADU
Two-story ADUs are multi-level units that enable homeowners to fully utilize their property’s square footage. These units are particularly suitable for properties where horizontal space is limited but vertical space can be maximized. A two-story ADU can accommodate 2 living spaces to rent.

Garage Conversion
Converting a garage into a livable space is a fantastic way for homeowners to maximize their property’s potential. Whether you’re looking to create a cozy studio apartment, a guest house, or a rental unit, a garage conversion can provide an affordable and efficient solution. These projects often cost less than building a new structure from scratch, making them an attractive option for those on a budget.
The process typically involves installing insulation, drywall, updated electrical systems, and adding windows to bring in natural light, adding a kitchen and a bathroom. Our team will work closely with you to design a layout that suits your specific needs, whether you prefer a compact living area or a more spacious unit.
Garage conversions are particularly popular, as they allow you to utilize existing square footage without disrupting the overall layout of your property. It’s a great way to add extra living space without the hassle and expense of new construction.

THE BENEFITS OF BUILDING AN ADU
Boosting Income and Financial Security
An ADU, or Accessory Dwelling Unit, can be a fantastic addition to your property. It’s not just extra square footage – it’s an investment in your home, your family, and your future. Here are a few reasons why getting an ADU might be a great idea:
Increased Property Value: Building an ADU is a fantastic way to boost the overall value of your property. More living space usually translates to higher home value, which could pay off if you ever decide to sell. Whether it’s a rental unit, a guest house, or an office, an ADU adds significant worth to your home.
Passive Income: If you’re looking for a way to earn some extra money, an ADU can be a smart investment. You can rent it out, either long-term or as a vacation rental, creating a steady stream of income.

Solutions for Every Need
Flexible Living Space: An ADU can serve so many purposes – a home office, a gym, a playroom, an art studio. Having that separate space outside your main home allows for better focus, creativity, and productivity, especially with more people working remotely these days.
Accommodating guests: If you host people a lot having an ADU is a great way to provide comfortable accommodations for visiting friends and family. Rather than cramming them into the living room or on a sofa bed, an ADU gives them their own private, cozy space. Whether they’re staying for a quick trip or an extended visit, an ADU helps make your loved ones feel right at home.
Having Older Family Member Live Close: As families grow and change, it can become important to have elderly relatives nearby. Building an ADU provides a comfortable and independent space for older family members, while still keeping them close to the rest of the family. Whether it’s for aging parents or other relatives, an ADU can offer them a private living space while remaining part of the family dynamic.
